Flat roofs on East London and Essex homes often fail in small, specific places before the whole covering is finished: a split felt seam, a cracked upstand where the roof meets a wall, or a blocked outlet that holds water after every shower. We repair these faults where they start, so the roof can keep doing its job for longer.
Our flat roof repairs cover felt, GRP and liquid-applied coverings on rear extensions, bay roofs, garage roofs and small commercial premises. We begin with a close look at the covering, the edges and the drainage, then explain in plain terms what needs doing now and what can wait. If a full replacement would be the better option, we will tell you that too.
How we find a flat roof leak
Most flat roof leaks do not show up where the water appears. Water can travel sideways along a joist or under a layer of felt before it shows as a stain on a ceiling, so tracing the source takes patience. We start with the covering itself: the surface of the felt or GRP, any bubbles or blisters, loose chippings and the condition of the top coat. Then we move to the details, because the edges, upstands, outlets and rooflight kerbs are where most flat roof leaks begin.
We also check the fall. A flat roof is never completely flat. It needs a gentle fall of around 1 in 80 towards the outlets so rainwater runs off rather than sitting. Where a roof has sagged over time, water collects in the low spots, which is known as ponding. Standing water speeds up the ageing of felt and GRP and adds weight to the structure. Sometimes a repair includes a small amount of tapered insulation to correct the fall, and we explain the options before anything is covered over.
Felt, GRP and liquid-applied repair methods
The repair depends on the covering. Modern felt is usually a bitumen membrane, often a torch-on or self-adhesive system with a mineral or coated surface. Small splits can be cut out, the surface cleaned and dried, and a new patch bonded over the damage with generous overlaps onto sound material. Blistered areas, where moisture has been trapped beneath the felt, need to be opened, dried and re-laid. Simply sealing the surface of a blister seals the water in.
GRP and liquid-applied roofs are repaired by abrading and cleaning the surface, feathering the edges of the damaged area and building the laminate or coating back up in layers. Adhesion is the critical factor. New resin will not bond to dust, oil, moisture or old, weathered topcoat, so preparation takes most of the time. Repairs carried out in cold, damp or wet weather are not reliable, so timing matters as much as technique. If you want to compare with a GRP-specific repair, our <InlineLink to="/services/grp-roofing-repairs">GRP roof repairs</InlineLink> page explains that work in more detail.
Upstands, outlets and rooflight kerbs
An upstand is the vertical edge where the roof meets a wall, and it should rise at least 150 mm above the finished roof surface. Where an upstand is too low, or the covering has pulled away from the wall, rain can get behind the edge and run into the wall or the ceiling below. We cut back, reinstate the upstand and fix a secure top edge with a drip or metal trim so water cannot creep behind it.
Outlets are the drain points, and they should sit at the lowest point of the roof. A blocked or cracked outlet is one of the cheapest faults to put right, but it is one of the most damaging when ignored. Rooflight kerbs and roof hatches are common leak points because the joint between the kerb and the covering is constantly working as the building moves. We reseal these joints, check the flashings, and where a rooflight is failing completely we will recommend replacement rather than another patch. Edge and drip details that have failed are usually replaced in the same visit, so the repair holds at the point where water is most likely to get under the covering.
Flat roof repairs on East London and Essex homes
The flat roofs we see most often are rear extensions added to Victorian and Edwardian terraces in Walthamstow, Leyton and Hackney, garage roofs on 1930s semis across Essex, bay roofs over front and side windows, and flat sections of post-war houses in Romford and Grays. Many of these roofs were laid with older bitumen felt and were never given a proper top layer. The result is a covering that has done its job for decades but is now showing its age in small, repairable ways. A targeted repair can often add several years of useful life, which is why we start with the least invasive option that will work properly. When a repair is not enough
Honesty matters most here. If the deck beneath the covering is soft, the timber joists are rotten, or the roof has been patched so many times that the surface is a patchwork, repairing it again will cost more than the roof is worth. In those cases we explain what a new covering would involve, including insulation and drainage, and we give you a clear choice. Our <InlineLink to="/services/flat-roofing">flat roofing</InlineLink> service covers full replacement, and you will find the details on that page.
Guarantees on flat roof repairs
Each repair is carried out to written terms and comes with the written guarantee that applies to that work. Repairs are not new roofs, so they do not carry our 25-year company guarantee, which applies to qualifying new roofs. Our 10-year insurance-backed guarantee applies only to qualifying new GRP Cure It installations. Ask us for the written terms before work starts, so you know exactly what is covered and for how long.
