Roof Leak Repairs in Bow

A leak in Bow can start a long way from the ceiling where it shows. KC Roofing & Scaffolding traces the source before repairing anything, checking the roof, flashings, gutters and chimney together, so the fix deals with the cause rather than the stain.

Bow's Victorian terraces give water several routes in. Lead flashings lift around chimney stacks, mortar pointing breaks down, and gutters fill and overflow behind the fascia. Water then tracks along a rafter or down a party wall before it appears on the ceiling, sometimes metres from the real fault. We work outwards from the stain, checking the roof above and the parts that feed it.

Post-war blocks and estates in the area have a different pattern. Flat-roof junctions, outlets, roof lights and the joints where roof meets wall tend to fail first. Water on a flat roof can sit for days after rain, which is why drainage is part of every diagnosis, not just the membrane.

Commercial buildings add another layer. Workshops and units often have roofs with several layers of covering, plant and service penetrations. Each penetration is a possible leak, so we test them one at a time rather than guessing.

How we find a leak

Start from the inside

We look at where the damp appears, how it changes in rain and whether it follows a pattern. This narrows the area to check on the roof.

Check the roof and its junctions

Coverings, flashings, outlets, upstands and gutters are checked in turn. We look for failed sealant, lifted lead and cracked or slipped slates and tiles.

Test where it is unclear

Where the leak is not obvious, we can run a controlled leak detection test on one area at a time. This is a chargeable diagnostic, quoted in advance.

Explain before repairing

You receive a clear explanation of the cause, the repair and the cost before any work starts. Repair quotations are free.

Common leak sources in Bow

Chimney flashings

Lead step and cover flashings around chimney stacks are among the most frequent sources of leaks on terraces. Mortar patches tend to fail within a few years, so we re-dress the lead properly.

Gutters and outlets

Blocked or sagging gutters overflow onto walls and fascias. On flat roofs, blocked outlets cause ponding that can find its way through the membrane.

Roof lights and penetrations

Ageing sealant around roof lights, vents and pipes is a common fault. It is usually inexpensive to fix once it has been found.

Roof Leak Repairs in Bow — FAQs

The ceiling is stained but the roof looks fine. Where is the leak?

Water often travels along timbers before it shows, so the stain may be some distance from the fault. We look at the roof above the stain and the features around it, usually starting with the chimney, gutters and flashings.

If the leak only shows in heavy rain, is it a small repair?

Sometimes. A leak that appears only in heavy rain can point to a small fault, such as a lifted flashing or a blocked outlet, but it can also mean water is getting in at several points. We find out which.

How quickly can you come out to a leak in Bow?

Please call 07947 455000 and describe the leak. We will tell you what we can offer and when, and advise on any first steps to limit the damage.

Do you need to see inside the property?

It helps. Access to the loft or the room below lets us follow the water. If access isn't possible, photographs and a description still help us give a first view.
